The Right Asking Price Makes All The Difference

This Real Estate market is for serious sellers only. I talk with a lot of home sellers. Some are thinking about selling, some have their home on the market right now. Most conversations with home sellers are similar, and the conversation usually ends by discussing price.
There are several ways to determine the value of a property; appraisal, tax accessor, replacement cost, comparable sales and so on. But if you are trying to sell your home and need to sell, there is only one opinion that determines market value and that is the opinion of buyers.
Todays market value is determined by the expectations of buyers. Todays buyers are educated as to market conditions and they do their homework before ever contacting a Realtor. They understand price per square foot, average selling price and are not willing to pay inflated prices.
If your home is on the market and you are not getting many showings, or if you don’t have an offer after 60 days on the market, the buyers are telling you something. Your home is overpriced.
